Realtors know the area as area 3,4 and 6.  Comprising White Plains, Ardsley, Tarrytown, Sleepy Hollow, Pleasantville, Hawthorne, Ossining, Irvington, Dobbs Ferry, Hastings on Hudson,Briarcliff Manor, Valhalla, Hartsdale, Bronxville, Tuckahoe and Elmsford.&lt;br /&gt;&lt;br /&gt;So in the last &lt;strong&gt;6 months&lt;/strong&gt; looking at the inventory for single family homes under $620,000 there are presently: &lt;br /&gt;-- 360 homes active and of within the last 6 months&lt;br /&gt;--  70 are in conditional contract awaiting a mortgage commitment letter&lt;br /&gt;--  33 are pending a sale after an acceptable offer&lt;br /&gt;-- 150 SOLD with in the last 6 months.&lt;br /&gt;-- 257 Total homes that are no longer active out of 617.  Hmmm... that is a little less that 50% that are headed toward SOLD... but there are those 360 that are still active.  The Average Days on the Market for these homes over $400k and less than $620k is 176.  But that is the days they were on the market with the last REALTOR who SOLD the property.  If you add on approximately 90 days give or take for average sake you get 266 days on the market... &lt;br /&gt;&lt;br /&gt;Of the Cities, Villages and Towns the ones that are no longer active are:&lt;br /&gt;-- 14 Tarrytown&lt;br /&gt;-- 69 White Plains&lt;br /&gt;-- 23 Ossining&lt;br /&gt;-- 11 Briarcliff Manor&lt;br /&gt;&lt;br /&gt;So, people are buying more homes in this price range than in the over $620k range since I have found that in the same areas noted above that there are: &lt;br /&gt;-- 910 active listings from $621 - whatever.&lt;br /&gt;--  86 in conditional contract&lt;br /&gt;--  78 pending&lt;br /&gt;-- 155 Sold&lt;br /&gt;-- 319 Total that are no longer actively on the market.  30% difference of the 910 that are actively on the market.  And the Days on the Market for this price range is 209... Give or take... it is probably 300 days plus they are on the market.&lt;br /&gt;&lt;br /&gt;There you have it... The average list price of those going into contract is $444k.  The average SOLD price in Tarrytown is $462k.  But most notable of the condos that SOLD in Tarrytown is that of the 10; 8 are under $500k.  And there are 9 active listings still on the market over $500k.  If you look at the Days on Market (DOM) you will note that they have been on for over 200 days.  The average days on the market for those SOLD in Tarrytown is 161. However, when the data are adjusted for such seasonality, the first quarter 2009 rate of closings was down 31% from the fourth quarrter of 2008. The 850 Westchester closings were equivalent to an annual rate of only 4,230 sales, the lowest pace recorded by the Multiple Listing Service since the 1985-1990 period.&lt;br /&gt;&lt;br /&gt;Prices decreased too. The first quarter median sale price2 of a single family house in&lt;br /&gt;Westchester was $532,000, a decrease of $90,500 or nearly 15% from last year. That&lt;br /&gt;price level was last seen in 2003. The Putnam County median of $411,250 was 20%&lt;br /&gt;lower than last year’s. The Westchester decrease, however, was not all a case of acrossthe-&lt;br /&gt;board price depreciation. Rather, much of it reflected a severe contraction in the&lt;br /&gt;volume of high-end sales. Houses selling for $1 million or more accounted for only 13%&lt;br /&gt;of all sales in the first quarter whereas prior quarters have posted 20% or more. As a&lt;br /&gt;result of this change in the contents of the real estate market basket, the mean2 sale price&lt;br /&gt;of a Westchester house fell to $695,176, a very large 26% decrease from last year.&lt;br /&gt;The condominium and cooperative sectors fared better. Halston House, Carrollwood and Edgemont. The average $/SqFt for those in contract is $287. the average active listing is $301.  The SOLDS over the last 6 months is @282.&lt;br /&gt;&lt;br /&gt;The Tappan Manour Condos have kept their value since they are the entry point for Tarrytown.  They are simplex, Garden walk up apartments. Built in 1952.  Halston House is elevator with laundry on the same floor. Built in 1969. The landmark is a converted school with nicely laid out simplexes and duplexes. This report compares the Last 12 Months in '09 - '08 to the 12 Months in '08-'07.&lt;br /&gt;&lt;br /&gt;The total amount of closed sales in this time period is down 30%.  The average selling price is down 5% as opposed to the Median Selling price which is down 12%.  &lt;br /&gt;&lt;br /&gt;Interestingly enough the average days on the market of properties is down 10%.&lt;br /&gt;&lt;br /&gt;The most important thing to note is that the Active Listings presently on the market is 145 which is more than the number of homes sold in the last 12 months.&lt;br /&gt;&lt;br /&gt;Westchester's average selling price is down 10% and the median down 8%. The SOLDS were on the market for 145 days. But all of this can be deceptive since they could have been listed more than once.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;Ossining&lt;/strong&gt; has moved the most with 22. Then &lt;strong&gt;Tarrytown&lt;/strong&gt; with 18 and &lt;strong&gt;Briarcliff Manor&lt;/strong&gt; 10 along with Irvington 10.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;The average selling price was $479,433 and averaged $297/SqFt.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;Tarrytown&lt;/strong&gt; units in Conditional Contract averaged $585 (List Price) Sold price to be determined.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;Tarrytown&lt;/strong&gt; units SOLD averaged $388,119 and $303/SqFt. They sold on an average of 134 Days on the Market.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;Ossining&lt;/strong&gt; units in Contract average $425k, Pending $334,450 and SOLD $433k. Median price of $425k. The average $/SqFt is $255 and sold with an average of 157.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;Briarcliff Manor &lt;/strong&gt;units in Conditional Contract (only one) was $699k. The units that SOLD averaged$464k and were on the market for an average of 166 days. $262/SqFt.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Please note that 79 out of 206 condos moved as compared to the 62 of the 523 Single Families.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Most important is that 5 of the Tarrytown condos were sold by Prudential Rand Realty. There are presently 463 single family homes on the market; 49 recently went into contract and 13 are pending a closing date since the mortgage has been approved.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;Village --- In Contract&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Ardsley --- 2&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Briarcliff Manor --- 5&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Dobbs Ferry --- 7&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Elmsford --- 4&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Hartsdale --- 1&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Hastings on Hudson --- 2&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Irvington --- 3&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Ossining --- 7&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Pleasantville --- 4&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Sleepy Hollow --- 1&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Tarrytown --- 6&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Thornwood --- 2&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Valhalla --- 2&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;White Plains --- 2&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;The average listing price was $599,000&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;4 houses were over $1m.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;There are 10 that are pending a closing date and the average listing price is $472,000.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;The least expensive house went into contract: Pleasantville and was on the market for 191 days.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;One of the most expensive was also in Pleasantiville as well as Briarcliff Manor.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;The average $/SqFt was $308.00/SqFt. and the average days on the market to go into contract was 148.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;It is good to see that houses priced a little higher are moving.  The pendings were $472k and the houses in contract are $599k.  Also, the number of houses that are moving is up since there are 49 in contract and only 10 pending. And those that are in contract (without a SOLD price yet) were properties that averaged $777k.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Tarrytown saw 25 move, which is a higher percentage. Here the houses that went into contract (or are pending a closing) averaged 556k but the average price of a house in Tarrytown that is on the market is $827k. The average house on the market in Irvington is a whopping 1.8&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Pleasantville has seen movement on 32 with an average contract price (not sold price) of 874k and the average active listings are much higher at 754k. In this village the properties that most recently went into contract are $650 and 1.0m. but the ones that went into contract before (within the last 6 months) were priced at $400k and $539k.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Briarcliff Manor has seen 29 move. It has the second highest number of active listings behind Irvington. We must keep in mind the size of the villages when comparing them.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Basically, Pleasantville is the only village where when we look at what is going into contract we notice that the price is a little higher than what is actively on the market. It may appear here that the houses that are seeing movement are in a lower price range. We also should note that if it took 6 months to sell a certain amount of houses in a village we may get some idea of how long it will take to sell the active listings in each village in these market conditions. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;font-size:78%;"&gt;&lt;em&gt;This data is taken from the Westchester - Putnam MLS,Inc and is believed to be accurate but not warranted. Most are studio apartments. &lt;strong&gt;Peekskill&lt;/strong&gt; has 4 one bedrooms and a 3 bedroom unit! Yonkers is a 2 bedroom unt. The least expensive unit is in &lt;strong&gt;Croton on Hudson&lt;/strong&gt; at Half Moon Bay Marina with 420 Sq Ft. The average price per sq ft in this market is $178.50 and that buys you an average of 758 sq ft.In this same area 8 units have moved off the market. One is in contact and 7 have been SOLD in the last 6 months. That leaves us with a one year inventory of condos in this price range since there are 15 presently on the market.&lt;strong&gt;Yorktown Heights&lt;/strong&gt; SOLD the most units under 150k of which 3 were 1 bedrooms. &lt;strong&gt;Bronxville, Yonkers and Peekskill&lt;/strong&gt; all SOLD one unit. The average price per sq ft of these SOLDS is $194.18 and the average sq ft purchased was 709. The average Days on the Market is 202 for the SOLDS and 300 for the one in conditional contract. The &lt;strong&gt;Bronxville&lt;/strong&gt; unit SOLD for $287 per sq ft a studio which is 400 sq ft. Below I also compare the &lt;strong&gt;SOLD&lt;/strong&gt; listings.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;I did some research looking at the &lt;strong&gt;active&lt;/strong&gt; listings for condos from Hastings on Hudson to Ossining; which includes Dobbs Ferry, Irvington, Elmsford, Tarrytown, Sleepy Hollow, Briarcliff Manor and some parts of Scarsdale.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="font-family:Arial;"&gt;Interesting enough - &lt;/span&gt;&lt;span style="font-family:Arial;"&gt;there are:&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;55 2 Bedroom units that are active.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;7 are in Conditional Contract (the date of the closing has not been determined and Mortgages need to be secured) &lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;3 are pending a closing date (mortgage has been secured as well as title)&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;34 units have sold in the last 6 months&lt;/span&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;I would venture to say that if it took 6 months to move 44 units that it may take &lt;em&gt;&lt;strong&gt;at least&lt;/strong&gt;&lt;/em&gt; 6 months to move the units that are on the market at the present time.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;The units that we most recently saw some action, are in Sleepy Hollow, Ossining and Tarrytown. The average list price is $424,500 and the average days on the market is 157.  The average days on the market of the units that sold is 134 and when you subtract the 40 - 60 days after the accepted offer.  This is a pretty good average.&lt;/span&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;2 SOLD in Elmsford - they were on Old Country Rd and on Nob Hill ( the only condo developments in Elmsford)&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;12 SOLD in Ossining - Most of these sold under $500,000.&lt;/span&gt;&lt;span style="font-family:Arial;"&gt;     &lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;color:#006600;"&gt;&lt;strong&gt;26 out of the 34 SOLD for under $500,000&lt;/strong&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;8 SOLD in Tarrytown&lt;/span&gt; - &lt;span style="font-family:arial;"&gt;2 at Edgemont, 2 at Carrollwood, 1 at Halston House and 1 at Tappan Manour, 2 other.  Tarrytown has many condo developments&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;6 SOLD in Briarcliff Manor - 1 at Briarcliff Commons, 1 at Coply Court, 1 at Kemey's Cove and 2 at Briar Oaks&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;1 SOLD in Dobbs Ferry&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;The average SOLD price per square foot for property in this area&lt;/span&gt; is $280&lt;/li&gt;&lt;li&gt;&lt;strong&gt;The average Days on the Market for those SOLD is 134&lt;/strong&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;===================================================================&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="font-family:Arial;"&gt;35 units that are presently listed are under $500,000.  Hastings on Hudson has 4 units which have been on the market for over 110 days and there pricing has not changed.  There is one Irvington condo that is under $500k, the rest are over $500k.  Tarrytown, Ossining, Dobbs Ferry and Briarcliff Manor all have condos over $500k.&lt;/span&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;The Average Price per square foot of those units currently on the market is $322... keep in mind that the units in Hastings on Hudson ups the average from the ones that SOLD as noted above.  The median price of the units on the market is $459,222 and the median price of those sold is $427,750&lt;/span&gt;.  This is pretty good.&lt;/li&gt;&lt;li&gt;&lt;span style="font-family:Arial;"&gt;The average &lt;em&gt;Square Footage&lt;/em&gt; of the condos mentioned here is  1,557 for those active and 1,665 for those &lt;strong&gt;SOLD&lt;/strong&gt;.  &lt;em&gt;[so you can live in Tarrytown either in 850 Sq Ft for $245,000 or another unit of 1,500 sq ft for $415,000].&lt;/em&gt;  You can live in Briarcliff Manor either with 1,265 sq ft 2 baths for $370,000 or 3 baths 2,048 sq ft for $525,000.  &lt;/span&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;span style="font-family:Arial;font-size:85%;"&gt;&lt;em&gt;I have not listed school districts.  The stats here are only by Post Office.  The statistics shown here are from the MLS and are not guaranteed.  Please note that the square footage and other data is not guaranteed. I am &lt;strong&gt;not&lt;/strong&gt; mentioning this because I have heard of any incidents in the area but I do think it is a necessary precaution someone selling their house and having open houses.  &lt;/font&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;font face="Arial"&gt;&lt;/font&gt; &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;font face="Arial"&gt;Open houses are an important aspect of selling a home since it gives the home additional EXPOSURE.  Not only do neighbors tour the house but also interested buyers tour in order to get an idea of the price of a house in a certain neighborhood that they like.  Sometimes they are only passing by and stop in to compare their house to others with no intention of buying.  Because there can be over 15 pictures of a house on the internet open houses are not as common as they were years ago when there was only one picture available to the public.&lt;/font&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;font face="Arial"&gt;&lt;/font&gt; &lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;font face="Arial"&gt;Open  houses are certainly an important marketing strategy but home owners and brokers should not under stimate the possible opportunities that become available when a house is accesible.  &lt;em&gt;&lt;strong&gt;The LA Times article&lt;/strong&gt;&lt;/em&gt; mentions that theives case higher priced homes looking for prescription medication.  Namely; pain killers and muscle relaxers.  Usually, they work in pairs... go to an open house and spend time in the bath room searching through the medicine cabinets while the other person distracts the agent on duty at the open house.&lt;br /&gt;&lt;/font&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;font face="Arial"&gt;I am just wondering how many homeowners were missing their prescription drugs after an open house and never thought that it might be the work of a thief and therefore never brought it to the attention of their REALTOR*.  When I hold a public open house I usually ask for a photo ID of visitors.  Even though they find it a little invasive I totally believe that the sellers should have the right to know who is walking through their home. If you take a look you will note some wonderful restaurants offering various cuisines.&lt;br /&gt;&lt;br /&gt;Years ago I had the opportunity of working in a few restaurants in the area and beyond; namely Pennybridge (used to be at the Tarrytown Hilton), Tavern on the Green (NYC), Cafe Antico (Mount Kisco), Sonoma (Croton, NY), Sheraton Crossroads (Mahwah, NJ), The Grill Room at the Windsor Court (New Orleans, LA), Hyatt Regency (Greenwich, CT), The Fountainhead (New Rochelle, NY), Abigail Kirsch at Tappan Hill, Grill FX, Equus (used to be Castle at Tarrytown) now it is The Castle on the Hudson, Bistro 22 (Bedford Hills), Payard Patisserie &amp;amp; Bistro, Ruth's Chris Steak House. The reason I mention this is that I think that the hay day of fine dining and table cloth restaurants may be diminishing going forward in this shaky economy. People are not going to be spending money on eating out as much. Unfortunately, fine dining expensive restaurants may be hit the hardest by such a spending drawback.&lt;br /&gt;&lt;br /&gt;As a Officer of the Sleepy Hollow-Tarrytown Chamber of Commerce I am trying to remind people that they really need to SHOP and DINE locally in order to keep the local economy afloat.&lt;br /&gt;&lt;br /&gt;I am even hoping that the business members of the Chamber agree to giving discounts to other members of the Chamber. I would like to find a discount system for Chambers that really works for all. The percentage of Total Closed sales are equal to that of Westchester. However, the Total Listings Taken is half of those taken last year at this time. This report shows only the activity from 7/1 to 9/30 of the perspective years.&lt;br /&gt;&lt;br /&gt;According to this report the Average selling price in Westchester is $918,000 compared to $699,000 in this school district. This area decreased 17% as compared with a decrease of 5% county wide.&lt;br /&gt;&lt;br /&gt;It is interesting to note that the Average and Median Selling price in this district is $698,000 meaning that most houses sold in this price range; as opposed to Westchester's Average of $918,000 and a Median of $710,000. Most sold in the $500k to 600k price range.&lt;br /&gt;&lt;br /&gt;The active inventory for this district is 30. You always have to be aware that there my be things going on in the development.  For instance, be aware that there may be issues with parking, roofing, siding, condo rules, garages, etc.&lt;br /&gt;You can not have a crystal ball but be aware; depending on the age of the development that issues may arise that may cost you money in the long run.  Be aware that if the black top needs to be done or if roofs need to be done you will be assesed.&lt;br /&gt;&lt;br /&gt;Now for something a little entertaining...  I live in a development that has a specified "Dog Walk".  That being said;  I have experienced "Dog Walkers" who DO NOT use the dog walk but instead use the common area grass to walk their dogs...  That being said... I recently approached a neighbor who was using a common area to walk his dog instead of the designated "Dog Walk" and I asked, "Why do you use the common area and "Dog Walk" in front of the units on the grass?  .... The neighbor said, "I don't walk my dog on the common area... My dog leads me there..."   Please note that I am not making this up....&lt;br /&gt;&lt;br /&gt;Another neighbor said when asked why she is walking her dog on the common area.... "Would you complain if I myself was only walking on the common area?" &lt;br /&gt;&lt;br /&gt;Apparentley,  these neighbors dont understand what it means to live in a condominium development...  Humans don't live in condos to benefit dogs... Presently located on this strecth of route 119 is the Westchester Marriott Hotel, many office buildings, and the Sheration Hotel. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;There are even more office buildings and TGIF down the road towards the bridge. Hmm... that would really put the village of Tarrytown into the midst of many more&lt;em&gt;&lt;strong&gt; REAL&lt;/strong&gt;&lt;/em&gt; changes. It would include, The possible &lt;strong&gt;Tappan Zee Bridge (TUNNEL) expansion&lt;/strong&gt; (especially important with the newly developed Stewart International Airport), The new Village Hall (almost completed - by the Tarrytown Train Station), The new Town Houses (you never know when this will be completed - on the river), the new fire house (almost completed), new parking in the downtown (always being talked about but maybe materializing in the not so distant future). And we are not even thinking of the possible GM property in Sleepy Hollow which may have some development (later than sooner). That is another story.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;em&gt;&lt;span style="font-family:Arial;"&gt;&lt;span style="font-size:130%;"&gt;So what are we to think?&lt;/span&gt; &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;/em&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Well, with this economy, who knows what building and develpments will actually materialize. One can think that this new supermarket development, etc (all noted above) will bring more congestion &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;-or- &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;one can think that these new developments will provide convenience and therefore making car travel less necessary (especially with the gas prices going north). &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;We will soon have a new&lt;strong&gt; Super-Stop-and-Shop&lt;/strong&gt; in Ossining that is close by car, but not for those originating in Tarrytown on a bicycle or even walking. I am wondering if these new developments will provide bicycle paths and parking. Afterall... why are they thinking of congestion when we should probably be planning on smaller cars, and options for walking and bicycling to and fro.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Dont worry about air quality, hopefull there will be &lt;em&gt;less cars on the road&lt;/em&gt;. That is why I think that a rail crossing over the &lt;strong&gt;Tappan Zee Bridge&lt;/strong&gt; may not be so bad afterall... being the Stewart International Airport is going to handle so much more traffic (cargo and passengers). At least less people will have to drive to the airport. They can take public transportation. Will this make our property values increase? Convenient Hub? Afterall; one of the plans for the bridge includes building a train station on rte 9 or another a bus station replacing the present strip mall where Stop and Shop is now.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Well Tarrytown... I think we should get our children ready for a developing and/or changing village. Or should we?&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;I hope we will be saving on gas. And hopefully our taxes will decrease because of more future commercial zoning in the village. &lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;I cant wait to walk on the artificial turf atop our new humongous structure which will house the &lt;strong&gt;SUPER-Stop-and-Shop&lt;/strong&gt;, offices, etc. We certainly will not need a jogging circle atop this structure, since most of us will be walking or biking to and from all our destinations anyway.&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:Arial;"&gt;Well, what do you think about all this development. Is it necessary? Where will it lead? Who will lead it? In the last year 46 condos sold from $265,000 in Tappan Manour to $732,500 at Ichabod's Landing. Presently, the Median Asking Price is $&lt;strong&gt;463,200&lt;/strong&gt;. 2 Units at Carrollwood are pending and one at Tappan Manour. The Median Selling price for Condos in Tarrytown/Sleepy Hollow for the last year was &lt;strong&gt;$497,000. Over the Last Year the Average Days on Market was 147 days.&lt;/strong&gt; The condos that are on the market now have been on the market an average of 60 days. The village is using a grant program that will reimburse landlords of commercial or mixed use property if they restore or repair their facade 50% of their cost. The was also a bank there that was offering very competive loans to small business owners. I heard this at a meeting this morning which was held at &lt;a href="http://www.quechulaespueblarestaurant.com/"&gt;www.quechulaespueblarestaurant.com/&lt;/a&gt; , who by the way servers wonderful authentic mexican food.&lt;br /&gt;&lt;br /&gt;I also had the pleasure of sitting with Daniel Damiano Jr. who is looking forward to his grand opening of &lt;a href="http://www.finalmente.biz/"&gt;Finalmente Restaurant&lt;/a&gt; which will proudly serve Italian Cuisine. As he mentioned, he will have culinary chefs specializing in different region Italian cusines who will all "have something different to bring to the table". Let's not forget &lt;a href="http://www.riverjournalonline.com/article.php?focus=1197594388&amp;amp;jda="&gt;Villa Napoli&lt;/a&gt; on Clinton Street that used to be called Godfather. A real gem of a restaurant. I am sure Kitchen Garden Gourment on Beekman (a fine catering establishment) will enjoy the revitalization spirit.&lt;br /&gt;&lt;br /&gt;I am very happy to hear that Sleepy Hollow is continuing it's efforts to revitalize downtown as I am the Treasure of the Sleepy Hollow Tarrytown Chamber of Commerce. I was very impressed by the turnout and hope that they will get many landlords to participate. I am sure that business owners will have to convince their perspective landlords that this restoration will make quite an impact on the village, especially since it is focusing on 3 or so blocks of Sleepy Hollow and will probably expand. They range from $398,000 to 490,000. Some of these units offer spectacular River Views. One is presently in Contract and two have sold since July. Some have reduced their prices. This development offers many amenities; outdoor pool, club house, tennis, playground and is very close to the Scarbourough Train Station which is an easy commute to Grand Central Station.&lt;/span&gt;&lt;/p&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;p align="left"&gt;&lt;span style="font-family:Arial;"&gt;&lt;strong&gt;Scarborough Glen&lt;/strong&gt; has seven units for sale. There was a slide presentation accompanied by words from a gentleman from the Planning Committee that will continue to look at different alternatives that will be presented for the New Tappan Zee Bridge to the decision makers.  It seems like the most expensive proposition (approximately 20 billion in 2015 dollars) would be the development of a Commuter Rail Train that would travel over the new TZ bridge and stop at a &lt;strong&gt;newly constructed Tarrytown Train station&lt;/strong&gt; that would be in the vicinity of the present Thruway Authority Building near the Toll Booth.  However, a cheaper version of mass transit to and from Rockland would be Bus Rapid Transit with a possible Bus Transfer station near or on the property of the present &lt;strong&gt;Stop and Shop.  &lt;/strong&gt;I have requested other residents to add to this blog as many Tarrytown residents expressed their concerns and issues. Presently, I have heard that we will hear something regarding the final plans in approximately two years.  It seems that the bridge will be built in stages.  First stage; constructing a 7 lane bridge north of the existing bridge. More housing is already in Sleepy Hollow, at Ichabod's.  There will be additional housing at Ferry Landing in Tarrytown.  What effect will this housing have on route 9 traffic?&lt;br /&gt;&lt;br /&gt;What is happening at the Stop and Shop in Tarrytown?  Are they staying? Moving? Does anyone know? &lt;br /&gt;&lt;br /&gt;What about parking in Tarrytown?  Now theres something that effects all of us... It would be best to just use a street name and talk about; &lt;strong&gt;Taxes, Schools, Flood Zone, New Kitchens - Baths, Landscaping&lt;/strong&gt;, &lt;span style="color:#000099;"&gt;&lt;strong&gt;Future of the TAPPAN ZEE BRIDGE&lt;/strong&gt; &lt;/span&gt;or whatever you wish to add. Because when real estate talks, people listen. You dont need to give your address, just your street. Or just the town or village. Feel free to add any town. Let's start talking... what do you think is happening to real estate in Tarrytown? Has the market become more balanced? Have buyers become less motivated to put in an offer? Have interest rates affected the price a buyer can pay? What are sellers going to do? Put in a new kitchen? Landscape? Tarrytown is different... it is not the same everywhere...
